We are seeking a detail-oriented and proactive Quantity Surveyor to support tendering, cost estimation, procurement, budgeting, and contract administration for ACMV, MEP, and DfMA Prefab MEP projects
Overview
The successful candidate will manage cost data, conduct quantity take-offs, and collaborate closely with design, BIM, production, and site teams to ensure accurate budgeting, cost control, and successful project delivery.
About the Role
Cost Estimation, Tender Preparation & Budgeting
Prepare detailed cost estimates, Bills of Quantities (BQ), and tender submissions for ACMV, MEP, and DfMA Prefab MEP projects.
Perform quantity take-offs from engineering drawings, BIM models, fabrication drawings, module schedules, and material specifications.
Analyse project requirements, specifications, market rates, labour costs, and supplier quotations.
Provide cost insights to support tender strategies, value engineering, and commercial decision-making.
Assist in project budgeting, forecasting, and cost planning activities.
Contract Administration & Documentation
Prepare, review, and administer tender documents, contracts, and cost schedules.
Ensure compliance with project specifications, contractual obligations, and industry standards.
Maintain accurate project documentation, including cost reports, variation orders (VOs), cost summaries, and contractual correspondence.
Monitor project variations and assess their cost implications.
Supplier & Subcontractor Coordination
Source, review, and evaluate supplier and subcontractor quotations.
Liaise with suppliers, manufacturers, subcontractors, consultants, and project stakeholders to clarify specifications, quantities, and technical requirements.
Maintain and update pricing databases and historical cost records for accurate estimation and tender preparation.
Support procurement activities by providing cost comparisons and recommendations.
ACMV, MEP & DfMA Cost Integration
Align cost plans with engineering drawings, BIM models, fabrication drawings, cutting lists, and assembly requirements.
Collaborate with design, BIM, production, factory, and site teams to validate quantities and material utilization.
Analyse design changes, engineering revisions, site variations, and production modifications to evaluate cost impacts.
Support cost optimization initiatives for prefabrication, modular construction, and installation processes.
Digital Tools, Reporting & Data Management
Utilize Excel, Google Sheets, BIM-based quantity take-off tools, and digital cost management systems for estimation and reporting.
Support the development of QS templates, cost libraries, dashboards, and standardized workflows.
Maintain transparent, traceable, and up-to-date cost records throughout project, production, and installation phases.
Generate periodic cost reports and commercial updates for management review.
Requirements
Diploma or Degree in Quantity Surveying, Mechanical Engineering, Electrical Engineering, Building Services, Construction Management, or related disciplines.
Experience in ACMV, HVAC, MEP, DfMA, Prefabrication, or Modular Construction projects is preferred.
Strong knowledge of cost estimation, tendering, procurement, budgeting, and contract administration.
Understanding of ACMV systems, MEP services, BIM workflows, and DfMA construction methodologies is an advantage.
Fresh graduates with a strong interest in Quantity Surveying and Building Services are encouraged to apply.

Basic Salary: RM4,000 – RM8,000 (depending on experience and qualifications)
Monday to Friday (5-day work week)
Working Hours: 8:00 AM – 5:30 PM
